Reasons to inspect
Interior staining, missing material, or an exterior change.
Repair-versus-replacement, budgeting, or maintenance priorities.
Visible construction conditions after a severe event.
Roof information for an owner, manager, buyer, seller, or authorized professional.
Accessible roof surfaces; edges, flashings, transitions, penetrations, and drainage details; visible interior or exterior signs relevant to the request; known repair areas; and available context from the property contact.
The exact scope depends on access, safety, roof type, weather, authorization, and the question the inspection needs to answer.
We explain observable conditions and recommended next steps at the level agreed for the visit. When included in the engagement, supporting photographs and a proposed construction estimate can help connect conditions to potential work.
Before the visit, confirm whether you need photographs, written notes, an estimate, or another specific deliverable.
Honest limits
It is not an engineering analysis, code certification, environmental assessment, home inspection, insurance coverage opinion, or guarantee of concealed or future conditions. Inaccessible areas and weather can limit observations. When another qualified professional is appropriate, the recommendation should say so.
Common questions
Yes, for homes. A residential inspection takes about 30 minutes, and you get photos and a plain-language written answer whether or not anything is wrong.
Once a year and after any major hail or wind event is a sensible rhythm, and more often for roofs past about 15 years old or with past leaks.
Yes. We can document roof condition for a buyer or seller. A contractor roof inspection is focused on the roof and is not a substitute for a licensed home inspection.
When it is safe and accessible, yes. Steep, wet or fragile roofs such as tile may be documented from load points, ladders or the ground, and we say what could not be seen.
The result may be monitoring, maintenance, a defined repair, broader roofing work, or further evaluation.
