Tile roofing

Tile roofs need a tile roofer.

Concrete and clay tile can outlast the rest of the house, but the underlayment beneath it does not, and tiles crack when someone walks them the wrong way. We repair tile roofs, replace worn underlayment, and replace tile roofs when it is time.

What usually fails on a tile roof

The tile itself is rarely the first thing to go. The underlayment underneath does the waterproofing, and in Texas heat it wears out long before concrete or clay tile does. Leaks also start at cracked or slipped tiles, valleys, and wall and chimney flashing.

From one cracked tile to a full replacement.

Tile repairs

Replacing cracked, broken, or slipped tiles and resetting loose ones.

Underlayment replacement

Lifting the tile, replacing the underlayment and battens where needed, and reinstalling the sound tile, often called a lift and relay.

Flashing and valleys

Resealing or replacing flashing at walls, chimneys, skylights, and valleys.

Tile replacement

New concrete or clay tile when the existing tile is failing or can no longer be matched.

Walking a tile roof

Tiles crack under the wrong footstep, so a careless inspection can cause the damage it was supposed to find. We walk tile roofs at the load points and photograph what we see, so you know the condition we found before anyone touches it.

Tile roofing questions

How long does a tile roof last?

Concrete and clay tile can last 50 years or more, but the underlayment beneath it typically needs replacing sooner, often after about 20 to 30 years in Texas heat.

What is a lift and relay?

The tile is lifted off, the worn underlayment and any damaged battens are replaced, and the sound tile is reinstalled. It renews the waterproofing without buying new tile.

Can I walk on my tile roof?

Please do not. Tiles crack under the wrong footstep, and a cracked tile can let water reach the underlayment.

Matching tiles

Tile profiles and colors get discontinued. When a repair needs matching tile, we look for the closest current match or salvage from a less visible slope, and we tell you up front which option you are getting.
